Terrain of lands bordering Mirkwood

I always assumed that the lands bordering mirkwood are easy to trespass, since they are coloured white in the loremasters map. Thus my players ride around Mirkwood in the south instead of using the Elven path, since it is almost as fast or faster (the made their base in Celduin-by-the-bridge) and a lot safer.

But now I have the map from Rogan and it looks like that most of the area south of Mirkwood is hard. However the map doesn't cover all of the lands south of Mirkwood. How do you guys handle the terrain difficulty of those lands?

The Rohan and Gondor map and the Wilderlands map from the pre-release of Journeys and Maps shows the area in more detail.
The Brown Lands are Hard, Shadow Lands so far from easy to traverse, same as the Long Marshes or The Waste

Plus in general it's an area that sees fairly constant traffic between Dol Guldur and Mordor from 2951TA onwards.

And the Elf-Path is showed like road, so it's 1/2 cost to walk on. Better to go there I think...
