Events for Holdings

Here's a summary of what I've developed so far:
1) A Holding is awarded to a character based upon their Standing. This can be taken at any time during a Fellowship Phase as an Undertaking
2) Holdings have a Rating that may be increase but each Holding has elements that may be developed within it.
* The overall rating of a Holding is the sum total of all the elements/Improvement that have been developed.
* These Improvements are things like: Farm (Crops), Farm (Livestock), Iron Mine, Gold Mine, Hunting Lodge, Stronghold, Vineyards, Fishing, Market, etc.
* Each Improvement increases the Rating of the Holding by 1 to a maximum of 6.
* Therefore only 6 improvements are needed to reach the maximum rating of a Holding but more can be developed (to increase Treasure revenues and/or insulate against mishaps events).
* Certain Improvements can only be developed in certain areas, mainly limited by geography - for example, iron can be mined in mountainous terrain but farm (crops) cannot be grown.
3) Certain Improvements generate Treasure whereas others require Treasure to maintain
4) Treasure can be spent to invest into the Holding to improve its Rating (ie, build/acquire new Improvements)
5) Events... Gandalf / Sauron - check Book of the Manor. Gandalf are positive events, Sauron are mishap events, results in between these produce results similar to that outlined in DoM - ie, they either generate excess Treasure or cost Treasure to maintain
6) As a Holding's rating improves, so too does a character's Standing, therefore developing a Holding is a way of demonstrating within the system how Treasure spent to improve Standing works - ie, a character spends it on their Holding thereby increasing their political/economic Standing within their culture.

That's a pretty good model Rich.
As for the cost I think that simply improving the holding should cost based on the new Holding rank (new rank times 2 or 3).

I haven't actually got Book of the Estate so I don't know what's in it. I have a feeling it's just an update/expansion of Book of the Manor so it's probably not worth buying that one as well. Not sure for certain though.

Yeah, my rules have Establish Holding, Improve Holding and Tend to Holding as separate undertakings. Establish Holding is for those heroes who want to start from scratch; you can also Receive Holding as a reward for valourous deeds...
